Your 2026 Spring Home Inspection Checklist

The Central New York winter is finally taking a back seat—is your home ready for the spring thaw?

After months of snow piles, freezing rain, and biting winds, the exterior of your home has likely taken a beating. While we all look forward to the warmer weather, spring in the Mohawk Valley also brings heavy rains and fluctuating temperatures that can expose hidden damage.

Don’t wait for a leak or a skyrocketing utility bill to catch you off guard. Follow our professional Spring Home Inspection Checklist to ensure your home is secure, efficient, and ready for the season.

Windows: Look for the “Winter Hangover”

Windows are often the first place to show signs of weather stress.

  • The Seal Test: Check for fogging or condensation between the glass panes. This indicates a “blown seal,” meaning your window is no longer providing an energy barrier.
  • Operation Check: Open and close every window. If they are sticking or difficult to move, it may be due to frame warping or debris in the tracks.
  • Draft Detection: Feel for cold air around the edges. If you felt a draft this winter, that gap will let your expensive air conditioning out this summer.

Entry Doors: The “Ankle Chill” & Rot Reality

Entry doors are the hardest working part of your home’s exterior.

  • The Threshold Check: Inspect the base of your door. If you can see light or feel air, your threshold needs adjustment or replacement.
  • Stop the Rot: Check the bottom of your door frames. Traditional wood frames act like a sponge; if the wood feels soft or the paint is peeling, you likely have rot that could spread to your subfloor.
  • Hardware Function: Ensure your deadbolts and handles are operating smoothly. Salt and moisture from the winter can corrode internal mechanisms.

Siding: Protecting Your Home’s Envelope

Your siding is your home’s primary shield.

  • Buckling & Warping: Walk the perimeter of your house. Look for any siding panels that have come loose, buckled, or warped due to extreme temperature shifts.
  • Moisture & Mildew: Check the north side of your home for green mold or mildew. While often cosmetic, it can hide underlying moisture issues if left untreated.
  • The Tap Test: Gently tap on your siding. If it sounds hollow or rattles, it may need to be secured to prevent wind damage during spring storms.

Gutters & Drainage: Managing the Thaw

CNY spring rain can be intense. Your home needs to move water away from the foundation.

  • Clear the Debris: Ensure gutters are free of winter debris, leaves, and ice-dam remains.
  • The Downspout Check: Make sure downspouts are securely attached and directing water at least 3-5 feet away from your foundation.
  • Pitch Perfect: Ensure your gutters aren’t sagging; water needs a clear, sloped path to the downspouts.

The “Home Team” Solution

If you find areas of concern during your inspection, don’t panic. Most home maintenance issues are much cheaper to fix when caught early.
